Before you begin

How we invest

Baker 1031 primarily offers interests in Delaware Statutory Trusts (DSTs). A DST lets multiple investors each hold a fractional, beneficial interest in professionally managed, institutional-quality real estate — without the day-to-day responsibilities of direct ownership.

DSTs are most often used as replacement property in a 1031 exchange, letting investors defer capital-gains taxes. They are generally intended for accredited investors and are long-term, illiquid holdings.

Do I need to be an accredited investor to work with Baker 1031?

Yes. The DST and private real-estate securities we work in are offered only to accredited investors as defined under SEC Rule 501 of Regulation D. See Who We Serve for the criteria.
