The property consists of nine buildings totaling 38,910 square feet on 9.41 acres , and is 100% occupied under a triple net (NNN) ground lease with a remaining term of nearly 25 years. The investment offers a 6.0% first-year yield with a projected step-up to 6.6% in Year 6 , supported by a local economy heavily influenced by military and defense sectors. Investors should note that the DST owns only the ground lease and no property improvements , the master tenant is not capitalized , and there is pending litigation regarding concert noise.
