An independent real-estate-securities brokerage in San Francisco that helps accredited investors complete 1031 exchanges using DSTs, and also works in Opportunity Zone funds, 721 UPREIT exchanges, mineral and royalty interests, and REITs. Who can invest?

How is Baker 1031 paid?
On most offerings the sponsor pays selling compensation out of the offering's disclosed fees; you generally don't pay us separately. See Fees & How We're Paid, and each offering's PPM, for detail.
What are the typical minimums?
DST minimums commonly run $25,000 to $100,000 for 1031 investors, which lets a single exchange diversify across several offerings.

What is a DST, and can it be used for a 1031 exchange?
A Delaware Statutory Trust holds institutional real estate and lets investors own fractional beneficial interests. Under IRS Rev. Rul. 2004-86, a properly structured DST interest is like-kind replacement property for a 1031 exchange.
What are the 45- and 180-day deadlines?
From the day your sale closes you have 45 days to identify replacement property and 180 days to close. Both run concurrently and are effectively non-extendable.
What is a 721 UPREIT exchange?
Contributing property or DST interests into a REIT's operating partnership for OP units — deferring gain while gaining diversification and a potential liquidity path. It is generally a one-way move.
Are these investments risky?
Yes. DST and private real-estate securities are speculative and illiquid, for accredited investors only, and involve substantial risk including possible loss of principal and the risk a 1031 exchange fails to qualify for deferral. Read each PPM.
